Description

The structural project corresponds to a set of terraced houses with two levels and a roofed attic, featuring reinforced concrete and steel structures. The vertical structure consists of 20x80 cm concrete walls, while the horizontal structure is solved with 25 cm slabs for spans up to 6 m and 30 cm slabs for spans up to 8.2 m. The attic slabs are supported on metal pillars anchored to the roof slab.

Foundation

The foundation varies depending on the soil resistance, using slabs, footings, wells, piles, or micropiles. The geotechnical study has identified different soil levels and the presence of the groundwater table at various depths.

Structural elements

The materials include HA-25 and HA-30 concrete depending on exposure, and B500S steel in reinforcements. The applicable regulations for limit states and actions have been applied, considering permanent and variable loads such as self-weight, usage overloads, and wind. Seismic regulations are not mandatory.

Regarding fire resistance, R-60 classes are adopted for the structural elements. The effects of actions in the event of a fire have been verified according to the applicable regulations.

Design of facilities

The installations for the new construction project are calculated and designed, including plumbing, water drainage, HVAC, low voltage electrical systems, common telecommunications infrastructure, grounding, security and intrusion systems, and fire protection facilities.

Sustainability and circularity

The sustainable approach of the project has given it the capacity to source sustainable materials, with solar energy systems, solar protections to increase performance, as well as the incorporation of green spaces, both communal and private, and recreational areas like a gym. These smart homes integrate with home automation to enhance the functionality and high performance of their installations, allowing constant monitoring of generated consumption. Additionally, each home features spaces with good thermal and lighting comfort, providing high levels of well-being.
